'2 Kippford Slipway' is a newly built house (2024), nestled in an elevated position, offering breathtaking views over the Urr estuary, within the village of Kippford. The house is designed to maximise natural light and views.
We, the owners, live in the village and use this house when our extended family and friends visit. The rest of the year, we take bookings via this website.
Accessed via a private road, opposite the public slipway and jetty, the property provides parking for 3 cars. The ground floor has a spacious entrance hall, with plenty of room for coats and boots, leading to an inner hallway that connects the upper and lower levels via two short staircases. This floor also includes a utility room as well as a small study area.
The top floor is a bright, open-plan living space designed to make the most of the beautiful estuary views. Cathedral-style windows flood the area with natural light, while the modern, fully equipped kitchen leads into a spacious dining and sitting area, with Smart TV. A glazed door leads to a balcony, with seating, offering the perfect spot to further enjoy the view. This floor also includes a cloakroom with a WC.
Watersport's on the estuary can be viewed from the comfort of the house, as can 'crabbing' on the jetty directly opposite. Birdwatchers will enjoy the many birds that inhabit and visit the estuary, along with other wildlife.
On the lower floor, there are three bedrooms plus a small nursery. The master bedroom (double) features an ensuite shower room and patio doors leading to a spacious enclosed terrace, shared with the adjacent twin bedroom; also having its own patio door and a Smart TV. A second (king) bedroom includes an ensuite shower room and Smart TV, while an additional family bathroom with a bath with shower over serves the twin bedroom. The nursery has a cot and chest of drawers as well as a small sofa.
With triple glazing and underfloor heating, the house offers year-round comfort. Outside, the garden is beautifully landscaped with planters and a lawned area, with a patio housing table and chairs from Easter to October.
Ideally situated in the heart of the village of Kippford, the property is just a short stroll from two local pubs. Also within the village is the ‘The Ark'; a delightful family run cafe and tea room, now open early evenings too, with a licence to serve alcohol. Their attached shop is well stocked with groceries and sells ice creams and take away sandwiches/coffees etc.
Leaving the front door there is direct access to coastal and forest walks and a jetty from which to launch your kayak, paddle board or other water craft. The forest behind the house lends itself to mountain biking and in Dalbeattie there are world class bike trails.
