In contrast to the small traditional seaside cottage, you will find '2KS' to be a a modern, light and airy house, built in 2024. Within 5 minutes walk from the beach and nestled in an elevated position, it offers direct views views over the Urr estuary to Screel hill and the changing Solway tides.

Located in the heart of the village of Kippford, the house is just a short stroll from 2 waterfront pubs ; 'The Anchor' and 'The Mariner', each serving food. For teas, coffees , ice creams and eat in or takeaway lunches, 'The Ark' is a 2 minute walk away, with waterfront tables.

We, the owners, live in the village and use this house when our extended family and friends visit. The rest of the year, we take bookings via this website.

2KS is accessed via a private road, opposite the public slipway and jetty, with pretty shell covered beaches along the length of the estuary. The property provides parking for 3 cars as well as plenty of space for paddle boards, kayaks and bikes. There is also a Metered EV charger. The garden is enclosed, with a lawned area, table and chairs and 1-2 well behaved dogs are welcome.

Leaving the front door there is direct access to coastal and forest walks and a jetty from which to launch your kayak, paddle board or other water craft. The jetty is popular with families enjoying 'crabbing'. The forest behind the house lends itself to walking and there are world class mountain biking trails in the nearby Dalbeattie forest. A short stroll to Jubilee Path leads to the National Trust footpath to the pretty coastal village of Rockliffe.

The ground floor entrance hall has ample room for coats and boots and leads to an inner hallway that connects the upper and lower levels via two short staircases. This floor also includes a utility room, with washing machine and a tumble drier, and there is a small dedicated study area. There is WiFi throughout the house.

The top floor is a bright, open-plan living space designed to make the most of the beautiful estuary views. Cathedral-style windows flood the area with natural light, and watersports and wildlife on the estuary can be viewed from here. There is a modern, fully equipped kitchen with double oven, induction hob, dishwasher and fridge freezer and ample kitchenware. The spacious dining and sitting area has a Smart TV and a glazed door leading to the balcony. This offers seating and is the perfect spot to further enjoy the view. This upper floor also includes a cloakroom with a WC.

On the lower floor, there are three bedrooms plus a small nursery. The double room features an ensuite shower room and patio doors leading to a spacious enclosed terrace, shared with the adjacent twin bedroom; also having its own patio doors and a Smart TV. The kingsize bedroom includes an ensuite shower room and Smart TV, while an additional family bathroom has a bath with shower over and serves the twin bedroom. The nursery has a cot and chest of drawers as well as a small sofa. With triple glazing and underfloor heating, the house offers year-round comfort.
